Cleaning the windows can be time consuming; however, we have found the best method to be as follows:  A soft cloth and a bucket of water using a few drops of mild cleaning solution, such as Woolite, Murphy’s Oil Soap, or dish soap will help clean the outer surface of the window.   Follow with a light spray of PGT Vinyl Cleaner and Preservative on both sides of the window using a micro-fiber cloth.  Too much PGT Vinyl Cleaner and Preservative may leave streaks or a film on the vinyl. Trenched footings:  open cut trench the perimeter of your room to accommodate concrete that is 42” deep and up to 12” wide. Pier footings:  these are used when building a deck.  These are round holes using the Big Foot footing system, construction tube and concrete.  Quantity is determined by the size of the deck/floor.
Yes, if the structure is in good shape and has proper footings. In some cases, additional footings can be added to the existing deck to meet building code requirements.
Vents are necessary to circulate air. Without air circulation moisture can build which may create mold and mildew.

The 3-season room will have vertical 4 tract sliding panels or single pane glass windows and the walls are not insulated as well. Thus heating/cooling will not be efficient.

The all (4)-season room would have double paned insulated glass windows, as well as insulated walls, that will make heating/cooling more efficient.

Wall panels are expanded polystyrene core with .040 Ringwall facing. Framing extrusions are extruded from 6063-T5 aluminum alloy in 2″, 3″ or 3″ thermally broken.

Shingles are used when there is the proper amount of slope in the roof to allow them. In most cases a gable roof is sheeted and shingled to match your roof, especially when tied into the existing roof. If a gable roof is attached to the house wall, shingling can be done if desired, but is not necessary. A studio (low slope) roof, generally does not have enough slope, therefore shingles are not used on this roof style.

Ceiling fans can be hung from the ridge beam support if a gable roof is installed. With a studio roof, fan beams are built inside the roof panel, therefore, this information is needed before installation of the roof.
Pine or cedar car-siding is a popular option, triple bead vinyl material is another. Some leave their house siding as is. If this is a 3-season room, sheet rock is not a good choice as it will crack with the cold temperatures.
Due to the amount of insulation in the 3 season room, we suggest heating on an “as needed” basis. The heat unit should be self contained and controlled within the room, such as a space heater or vented fireplace. When the temperatures are too cold for enjoyment, you are not heating an unused space.
All season rooms built with 3” thermally broke extrusions is insulated more than the 3-season room, therefore heating is more efficient. Because this room is made with aluminum and glass, a separate heat source and control is necessary to regulate the proper heat and humidity control for comfortable living. An excellent choice for controlling this air space is a heating/cooling unit, known as a “PTAC” (similar to a motel wall unit); that can be installed in the wall system. Extending heat runs from your house and furnace is not a viable option.
An insulated door (any style) is necessary. Having a clear opening to an all season room is not recommended.
While all attempts are made to complete a room by our own employees, we realize that some items should be installed by those with the experience to complete properly and professionally, such as electricians, plumbers, carpet layers, drywall finishers, painters. When scheduling the project becomes tight, we may on occasion hire concrete placement and deck builders, but the rooms will always be installed by our professionals.
Once all the details are agreed upon and a contract is signed, the project is added to our schedule for processing. Every attempt is made to start the project within 5-6 weeks. Unforeseen delays in previously scheduled projects, material deliveries and weather may interfere with this schedule.
Time frame for job completion is determined by the size of the job. On average, installing a 3-season total room with floor in place, walls and roof can be completed in 3-5 days from start.
